The fact is that in many cases a commercial roof replacement is a better investment than a perpetual series of repairs. When a roof is later in its lifespan these repairs put a Band-Aid on the problem rather than solve it.

By far, age is the best indicator of a roof that needs to be replaced. Commercial roofing systems generally do not last longer than most residential roofs.
Typically, commercial EPDM rubber and TPO roofs can last anywhere from 25 to 35 years, depending on the thickness (.045, .060, .090 mm) of EPDM/TPO you choose and how diligent maintenance is taken. Once a roof reaches the 20 year and beyond mark repairs will only do so much, and you should consider replacement.
If your roof is leaking, it is not doing its job. Next time it rains, check for signs of leaking or dampness around penetrations, drains and interior walls. If there’s only an isolated leak, then you likely are in need of a minor repair. Multiple leaks, however, are symptomatic of a larger problem.
Your roof does not just keep the elements out – it keeps heated or air-conditioned air in. If you have noticed that your heating or cooling costs have increased in the past few years and you cannot figure out why, it might be because your roof is not properly insulating your building.
